The development of market economy in Ukraine is impossible without proper functioning of the land market. The market relations mean necessity of transition of property benefits from one person to another, so the questions, connected with alienation of such benefits, are very important. It also concerns the alienation of land. The term "alienation of land" appeared in Ukrainian legation in the beginning of land reform. Its usage became possible after abolition of state monopoly on ownership on land and transition of the economy to market relations. The land reform in Ukraine was initiated by Decree of Supreme Council of Ukrainian SSR "On Land Reform" dated 18.12.1990. The task of the land reform was redistribution with simultaneous transferring to private and collective ownership in order to create conditions for equal development of different forms of management on land, rational usage and protection of land. The Land Code of Ukraine of 18.12.1990 used the term "alienation of a land lot" in legislation for the first time. Currently the Land Code regulates individual issues of alienation of land lots, but such agreements are not widespread. The reasons for that are objective circumstances (prohibition of such agreements on some types of land lots till 1 January, 2005) and the fact that some provisions of the Land Code are inconsistent and create new problems in the law application problems in the law applicationn of the concept "alienation of land lots", no definition of its legal forms, etc.). So, the problem of improvement of legal regulation of alienation of land lots is urgent. Together with the other forms, alienation of land lots should become one of the leading means of changing forms of property in the field of land turnover. The abovementioned facts, the necessity of improvement of legal regulation of alienation of land lots, and absence of proper studying of these problems in the legal science, confirm the urgency of research topic and explain its choice. The research methods. The following research methods have been used: system, structural, comparative and legal, historical, formal-logical, and complex approach to the studied phenomena, and other scientific methods. Scientific novelty of the results is shown by the fact that the issue of alienation of land lots has been complexly studied for the first time in this work - its concept and legal forms have been defined, the peculiarities of alienation of land lots in private-legal and public-legal way have been studied, together with peculiarities of participation state and the commune in alienation process, order of state registration of rights on land lot, which appear as a result of its alienation. Practical significance of the results is proved by solving several problems of applied character, which are connected with improvement of current legislation, and, first of all, of the Land Code of Ukraine. Scientific developments, recommendations and conclusions can be used for development of textbooks for students oflaw schools, for delivering courses "Environmental Law" and "Land Law", for scientific researches.
