It is shown that substrate can induce ferroelectric-paraelectric phase transition at some value of screening length and that all properties of films are depended on electrode characteristics. It gives a possibility to optimize the film properties important for applications by electrode type variation - superconducting, metallic or semiconducting. Phenomenological theory of multiaxial ferroelectric films with three order parameters was considered. Phase diagram of PbZr0.5Ti0.5O3 film is calculated. Dependence of piroelectric coefficient and dielectric permittivity on thickness and temperature show the existence of electret-like polar state, i.e. pyroelectricity exists below critical thickness of ferro-paraelectric phase transition.
