The aim of the researches is to develop measures so that to determine parameters of the technical state of dwellings and public houses under different influences, to determine terms of exploitation or necessity of adjusting technical option dew to the repairmen, strengthening or replacement of constructions, and also to validate and detail computer-calculation methodology with the usage of finite element methods (FEM) and computer system ANSYS for the decision of heat engineering task of warming up reinforced concrete column and hollow-core stab. As a term of exploitation of most dwellings and public houses exceeded the duration of effective exploitation to rising on major repairs, it is necessary to create of methodology of determination and adjusting of the technical state and remaining life of such buildings nowadays on the basis of modern ideas about work of building materials and constructions. Such aspects as the real state of building constructions; a prognosis of change of the power loading, possible land subsidence, high temperature influences because of fire; results of the executed calculations of constructions in accordance to calculation charts that describe specific character of their deformation in minute details should be taken into account.
