The aim is to develop modernization models for different types of urban areas in accordance with the perspective tasks of territorial planning. Study methods are: regional analysis, mapping, geo-information modeling, mathematical and statistical, historical-geographical, sociological survey. The concepts of transformation of urbanized areas presented in the scientific discourse have been tested. The challenges of spatial transformations of urbanized areas are identified and systematized. The authors developed original method to study the spatial transformations of urban areas through the medium of model cities and test sites, delineated based on elaborated principles and criteria. The developed field survey technique is based on the set of characteristics of geo-located objects important for the purposes of transformation analysis (type, subtype, condition, etc.). A field survey was conducted for test areas located in different types of environment: metropolitan, industrial and agrarian. The study reveals transformations of both spatial and functional structure within the test areas, as well as spatial modernization models. Four basic modernization models for the urban areas in Ukraine were detected. The authors characterized the role of spatial planning for transformation and development of urban areas in the Soviet and post-Soviet periods, and determined the main evolutionary trends of the planning instruments.
