The research of complex types of energy efficient constructions of elements of housing and communal services buildings is carried out. In particular, it is proved that the achievement of a high level of energy efficiency is possible only under the conditions of complex thermal modernization of external enclosure structures, taking into account nonlinear laws of description of their thermal regime and actual processes of heat and mass exchange in enclosing structures. Theoretical and experimental researches of temperature-humidity regime of complex (from scientific and practical point of view) for thermo-modernization of structures (balconies, crossbar brackets, curtain rails, surroundings, linear thermal conductive inclusions, etc.) have been made, which became the basis for the development of practical solutions local condensate, mold, frostbite destruction of enclosure structures during their operation.
