During the study of the institutional environment formed in the agricultural sector of the country during the transformation processes in the economy and other spheres of human life, the influence of formal and informal institutions on the efficiency of land capital in agriculture; the proposed system of formation of the institutional environment of land capital in agriculture allows to create a mechanism that reflects the set of socio-production, financial, economic and regulatory relationships to facilitate their implementation, and becomes decisive in the formation of land capital in agriculture; the proposals on improvement of legislative and normative maintenance for further researches of the decision of theoretical problems of institutional environment of functioning of the land capital in agriculture are substantiated; determined that the main direction of development of land mortgage lending in agriculture is the possibility of refinancing and securitization of pools of mortgages in the securities markets, which is one of the pressing issues of forming the financial subsystem of the infrastructure of the agricultural land market. In general, land mortgage lending will make it possible to attract land plots for market circulation, thus turning them into a financial asset with value and value characteristics. This, in turn, will allow for the "monetization" of agricultural land, which will further serve as a guide for any transactions (including sales) in the field of market circulation.
