Taking into account environmental factors of the territory in the formation of the cost allows to detail it, especially for the vineyards' plots, determining the dependence of yield on environmental conditions. In this regard, a three-year field experiment was conducted to determine the nature of the impact of ampeloecological conditions on the quality and quantity of grape yields, and accordingly on the value of vineyard lands. Because it is a well-known fact that the quality and quantity of grape harvest in adjacent areas varies depending on the ecological characteristics of the land. As a result of the work, correction factors were derived, by means of which the qualitative characteristics of vineyard lands will be converted into quantitative indicators to more accurately determine the value of a vineyard plot.
