Relevance of research. The reform of decentralization and intensification of the process of united territorial communities (UTC) creation of has necessitated the development of mechanisms that would determine the directions of strategic development and use of UTM territories needed to address issues of socio-economic development. In the system of administrative-territorial organization of Ukraine there is no such unit (according to the Constitution of Ukraine) as a united territorial community. This led to the fact that UTCs did not have a mechanism for spatial development planning, according to which the issues of land use, transfer of land rights, administration of regulatory monetary valuation, etc. should be addressed. In 2020, changes were made to the town-planning and land management legislation, which defined new approaches to the planning of spatial development of UTC territories. However, the changes do not cover all land use planning issues. Therefore, improving the mechanisms of effective land use and spatial planning of territorial communities in order to ensure harmonious balanced development is a timely and relevant study. The object of research is the land usesystem of territorial communities. The novelty of this work is a comprehensive approach to the research of development UTC based on a combination of spatial, economic, legal, environmental and social aspects and structuring the source data needed to apply an integrated approach in the development of documentation for spatial planning.
