Based on the analysis of scientific sources and our own experience, we believe that the organization of the land use area of ​​the community should be rational and balanced. An analysis of the legislative provision of land management, organization of the territory of the united territorial communities and significant changes in legislation during 2021. In particular, amendments were made to the Law of Ukraine “On Land Management”, as a result of which such town-planning documentation as the general plan of the settlement and the detailed plan of the territory were also determined by the land management documentation. The problems of rational organization of OTG land use territory in the conditions of decentralization of power are systematized and the following problematic aspects and risks are singled out. The potential incompatibility of the tasks of land management and urban planning documentation and the vision of their solution by specialists in land management and urban planning, which according to the Law should be jointly developed, was revealed. At this stage, the conceptual principles of rational organization of OTG land use territory in the context of sustainable development of rural areas are determined.
