Approaches to understanding the essence of land capital in modern conditions of development of the domestic economy are systematized. It is proved that agricultural lands meet the basic characteristics of capital only when they are the object of economic activity and create benefits or added value. Established for effective market capitalization of agricultural land as a mechanism for investment support of the agricultural sector of the economy, it is necessary to improve the financial and economic tools of this process to give agricultural land resources the form of financial assets. The leading role is played by flexible and efficient infrastructure, built taking into account the specifics of the product (land), especially at the stage of market formation. It is substantiated that in order to attract land to economic circulation, it is advisable to use them as land capital, ie sources of price formation in the long chain of economic reproduction. It is proposed to consider the capitalization of leased land as a priority measure in the formation of land capital in agriculture. At the same time there should be a process of transformation of land into a special investment instrument land assets, the main condition for the formation of which is their reflection in the balance sheet of the lessee at the cost of capitalized lease payments.
