Proposed directions for solving the specified problems The main threats to development and key priorities in terms of groups of rural areas are systematized. A change in the approach to the development of rural areas in the conditions of identified threats and priority areas of development is argued. In the context of the sustainable development of functional types of territories, a scientific and methodological approach to the identification of land assets based on the systematic updating of the normative and expert monetary valuation of land assets in the mode of introducing an online function in the State Land Cadastre based on Blockchain technology is substantiated. A critical assessment of industrial parks as a tool for transforming territorial communities into regional poles of growth in the short- and medium-term perspective was carried out. The dependence between the level of development of the transport corridor and the development potential of its influence zones is substantiated.
