The classification features of the spatial factors of the infrastructure of the land capital of rural areas, which are related to the influence of spatial heterogeneity on them, have been determined. The study of spatial factors of land capital should take into account the zones of influence of armed aggression, in particular those communities in which military actions took place, frontline and de-occupied territories, as well as temporarily occupied territories Spatial analysis of agricultural land was carried out with the help of GIS modeling using Coperniceus (Sentintel-2) satellite remote sensing data, as well as open spatial data on military operations in Ukraine, which are published by the Institute for the Study of War, British Intelligence, and others. An analytical toolkit for monitoring the land market has been developed in the form of a set of Python program codes and information and analytical dashboards based on the Tableau Public system The directions for improving the infrastructural support for the functioning of the land capital of rural areas are substantiated and it is established that the existing infrastructure system for the functioning of the land capital of rural areas needs to be revised to ensure development in the process of economic modernization and guarantee the right of ownership and use of land plots. It was emphasized that the legislative regulations, which should ensure sustainable land use, must be concentrated in a single system of normative legal acts in the field of land use.
