It is proved that the formation of a single classifier of land zoning by legal regime of use is inappropriate, and the legal regime should be defined as a spatial one intersection of functional zones (according to the classifier developed by the Institute of Land Use of the National Academy of Sciences of Ukraine) and restrictions on land use, taking into account the type of land plot's designated purpose. The author proves the expediency of forming a list of typical spatial intersections of functional zones and restrictions on land use, which will be a list of types of land zoning by legal regime of use.
