It was determined that the system of land relations is a complex socio-economic category that includes legal, economic, organizational and social mechanisms. The main market actors are the state, communities, owners, tenants and investors. One of the key conclusions was the understanding of the dual structure of land use, consisting of large agricultural holdings and small farms. Such a structure causes imbalance in the development of the agricultural sector and creates challenges for state regulation. Land reform in Ukraine has become an important stage in the formation of a transparent land market, including the abolition of the moratorium, the introduction of electronic auctions and the development of the State Land Cadastre. However, it has encountered problems such as insufficient financial support for farmers, opacity of operations and environmental risks. The land market is characterized by low investment attractiveness due to the instability of legislation and the risks of land concentration in the hands of large companies. The concept of smart market infrastructure is proposed, which includes analytical, production, institutional-organizational and transactional elements. An important direction of development is the digitalization of land relations and the introduction of modern technologies into the land use system.
