Визначено основні недоліки правового регулювання діяльності об’єднань співвласників багатоквартирних будинків. Проаналізовано переваги такої моделі договірних відносин щодо надання комунальних послуг у багатоквартирному будинку, як договір з об’єднанням співвласників багатоквартирних будинків як колективним споживачем. Виокремлено ризики функціонування об'єднання співвласників багатоквартирних будинків: організаційні; правові; фінансові; кадрові; морально-психологічні; корупційні. Запропоновано напрями удосконалення правового регулювання діяльності об’єднань співвласників багатоквартирних будинків. The article deals with the genesis of the formation and development of the legislation regulating the housing cooperative activity (association of co-owners of the apartment buildings). The main disadvantages of the legal regulation of the housing cooperative activity are determined. The advantages of such model of contractual relations, concerning the provision of communal services in a multi-apartment building as an agreement between the condominiums in the capacity of a collective consumer are analyzed. The risks of functioning of the housing cooperative are identified: organizational; legal; financial; personnel; moral and psychological; corrupt.
