Завданнями роботи є: дослідити сутність поняття, ознаки, принципи та види девелоперської діяльності; узагальнити науковий доробок щодо класифікації інвестиційних інструментів у сфері організації будівництва нерухомості за участю девелоперських компаній; проаналізувати динаміку ринку житлової нерухомості та виявити особливості сучасних девелоперських проектів; здійснити оцінку та аналіз діяльності будівельного підприємства ПП «БІЛДГРУПМЕНЕДЖМЕНТ» на ринку житлової нерухомості у місті Ірпінь; обґрунтувати напрями удосконалення інвестиційних інструментів фінансування девелоперських проектів для місцевого економічного розвитку. Об’єктом дослідження є процеси інвестування у сфері організації будівництва нерухомості. Предметом дослідження є теоретико-методологічні засади і практичні рекомендації щодо здійснення девелоперської діяльності на ринку житлової нерухомості для місцевого економічного розвитку The purpose of the work is to substantiate the deepening of the theoretical and methodological foundations and to develop practical recommendations for the development of investment tools for financing development projects to ensure the effective functioning of the residential real estate market. The tasks of the work are: to investigate the essence of the concept, signs, principles and types of development activity; summarize the scientific work on the classification of investment instruments in the field of real estate construction organization with the participation of development companies; analyze the dynamics of the residential real estate market and identify the features of modern development projects; carry out an assessment and analysis of the activity of the construction enterprise PE «BUILDGRUPMANAGEMENT» on the residential real estate market in the city of Irpin; justify directions for improvement of investment tools for financing development projects for local economic development. The object of the study is investment processes in the field of real estate construction organization.
