The investigation is aimed at developing and implementing a methodology for substantiating rational organisational and technological decisions for the construction and reconstruction of buildings. In order to increase the profitability of land development, it is necessary to analyse alternative land use options: demolition of abandoned enterprises and construction of new facilities; reconstruction of industrial buildings and structures. However, today there is no unified approach to the development and substantiation of organisational and technological decisions for the construction and reconstruction of buildings in dense development, as well as to the consideration of factors of influence and the selection of management efficiency criteria. In this regard, it is necessary to systematise the organisational, technological, technical and managerial factors that have a decisive influence on the performance indicators of organisational and technological decisions for the reconstruction of industrial buildings with a change in functional purpose, as well as to study the impact of the systematised factors on the studied indicators.
