In order to attract land to the balance of economic assets of the territory, it is advisable to use them as natural capital, ie sources of price formation in the long chain of economic reproduction. popup.description2 Within the framework of modern approaches to land management, the capitalization toolkit is of particular importance, which includes market analysis, land value assessment, and development of strategies for their effective use. Theoretical studies show that land rent and economic efficiency indicators are key criteria for assessing the investment attractiveness of land. In addition, effective management of land assets is impossible without taking into account legal mechanisms, in particular, the regulation of issues of ownership, lease, and transactions with land plots. The tools for measuring land capitalization include the use of comparative market value analysis (analog method), income approach (calculation of expected profit from land use), and cost approach (taking into account costs for infrastructure and land improvement). An important component is environmental assessment, which provides a balance between economic benefit and environmental conservation, contributing to the implementation of the principles of sustainable development. Analysis of the current state of land capitalization in rural areas revealed a number of problems: imperfect legislative regulation, weak infrastructure development and insufficient digitalization of processes. In this regard, it is important to introduce innovative technologies: geographic information systems, remote monitoring, precision agriculture, agro-scouting, machine learning. Areas of improvement are proposed: modernization of monitoring tools, improvement of legal regulation, creation of analytical systems, as well as development of professional competence of specialists in the field of land relations.
