It is shown that changes in soil conditions are the key indicator that allows determining whether cracks and damage in buildings are related to these factors. The proposed classification of deformations as permissible or critical helps assess potential risks and determine when protective measures for buildings are required. The report presents approaches for identifying the causes of damage to buildings constructed on problematic soils or in affected areas. Particular attention is given to recommendations for selecting measures that can prevent landslides, collapses, and further structural deterioration. The main regulatory documents are systematized, and the procedure for analyzing the technical condition of buildings is outlined. The novelty of the work lies in the fact that the developed approaches are specifically adapted for use in forensic expert practice during civil and criminal proceedings related to determining the causes of damage to buildings and structures.
