There is a need to develop a scientific and theoretical justification for the activities of organizations that must perform specific functions in the real investment market. They must manage the investor's resources and assume responsibility for observing the planned organizational, technological, cost, time parameters of construction projects, and the quality of construction and installation work. With the consent of the investor, influence the rational changes of these parameters in the preparatory and construction phases of the investment cycle. The object of research is the activity of construction and engineering firms as an innovative basis for the preparation and organization of construction production. The subject of the research is the updating of the content and the criterial and calculation base of organizational and technological modeling of construction, the creation of theoretical bases for the activities of research objects as fundamentally new organizational structures in the construction business. Methods of research. At different stages of the study, the following research methods were used: system analysis, structural modeling and the process approach; balance-structural; expert-heuristic evaluation; methods of statistical regression and variance analysis; optimization methods for rationalizing alternatives to network models "design and build" and models for selecting options for organizing a construction site.
